WORKS SUPERVISION and BUILDING MAINTENANCE

  
PLANS AND PLANNING: A COMPLETE ARCHITECTURAL SERVICE 

Working closely with the client and often from just sketch ideas, we work up the drawings into detailed plans of any building: also, specifications for alterations, conversions, extensions and improvements. We prepare and submit applications to gain Planning Consent, Listed Building Consent and Building Regulation Approval.

BUILDING PROJECTS 

We obtain competitive tenders from efficient builders, known to us: we instruct the work, supervise the building contract and issue the Chartered Building Surveyors' Certificate of Satisfactory Completion. These are needed to get the mortgage and are beneficial for the next sale.

SUPERVISION OF BUILDINGS WORKS 

We supervise the various stages of construction to ensure good building practice. We issue interim and final Certificates of Satisfactory Completion: these are required before the granting of a mortgage.

BUILDING REINSTATEMENT AFTER ACCIDENTAL DAMAGE 

After fire, flood or other accidents, the extent of damage is carefully assessed before plans and specifications are drawn up for the full reinstatement. Applications to the relevant Authorities are handled as part of the service, along with negotiations with the Insurers and Loss Adjusters. We thus take the stress out of the situation. 

SCHEDULES OF CONDITION 

Detailed records are taken of the condition of a building and these are supported with dated photographs, sketches and drawings as appropriate. These are prepared prior to the taking of a Lease or commencement of adjacent building works, or in connection with Litigation. We have assessed several buildings for the National Rivers Authority and for the Environment Agency.

SCHEDULES OF DILAPIDATIONS 

Detailed reports of matters that need repair in tenanted premises are taken so that a Notice can be served on the Landlord or Tenant detailing the repairs needed. The work can then be completed properly.

MEASURED SURVEYS 

Site investigations, measured surveys and feasibility studies are completed with the care of the true professional. 

PLANNED MAINTENANCE PROGRAMMES 

By arranging a regular programme of repairs, we can help save costs and improve the property in the most efficient manner. Quinquennial inspections are carried out for many of the Methodist Churches in Cornwall.
